Jezerinac Group provided structural design services for The Pierce in Boynton Beach, Florida; a mixed-use development that integrates residential, commercial, and recreational spaces.
The project includes a series of connected 8-story residential buildings with adjacent standalone restaurant/retail structures, the design and construction of which is included in the overall project phasing, as well as a central pool deck consisting of a ground level pool, courtyard, and amenity areas. The residential component consists of approximately 280,000 SF of concrete apartment buildings arranged in separate wings to maximize the unit count, with balconies overlooking infill amenity spaces and an adjacent park.
Structurally, the tower consists of a hybrid system with typical tunnel-formed concrete construction above level 2 supported by long span concrete transfer beams to allow for open spaces at the ground level for lobby and commercial spaces. A rooftop sky lounge amenity area introduces unique considerations to what is otherwise a very simple system, accommodated through a strategic continuation of framing below to create this unique rooftop area with a pop-up roof that emphasizes this space and allows for a greater ceiling height locally.
Adjacent to the tower is a 7-story, approximately 160,000 SF precast parking garage with specific community-required cladding considerations that required in-depth coordination with the precast specialty engineer to deliver a product that achieves the client’s goals, while also satisfying the local aesthetic requirements.
Completing the development are two standalone restaurants, approximately 7,000 SF of interior space combined, plus rooftop lounge areas. Cast-in-place concrete framing is utilized to support the resulting large live loads on the roof of these structures, with load-bearing CMU block walls and concrete frames at window walls to create large, glazed areas while providing durable concrete framing for this near coastal environment and meet the necessary wind loading performance for these large glazing walls.
The team consists of consultants including Rinka Planners and Architects, as well as Affiliated Development. The project is currently in the design phase.
